Building Infrastructure Waste

Buildings consume energy as part of standard operations, but how much consumption is necessary and how much is waste? Fluke tools help you evaluate energy efficiency in buildings, from HVAC to lighting to the overall building envelope. Many facility operators start with HVAC leak detection, or by evaluating lighting costs, before proceeding to building envelope efficiency.

Common wastes:
1.	Insufficient controls at the overall building level as well as on the largest loads.
2.	Peak demand charges from operation at highest cooling/heating season.
Identify and quantify:
1.	Log energy consumption (kW, kWh & power factor) at main panels and the main loads over business cycles.

Common wastes:
1.	Clogged air intake filters causing system over-work.
2.	Excessive outside air percentages conditioning more fresh air than necessary.
3.	Over ventilation due to system drift or changes in occupation.
Identify and quantify:
1.	Check pressure drops across filter banks and heating/cooling coils.
2.	Measure % outside air compared to standards.

Common wastes:
1.	Large, old equipment consuming more energy than new high-efficiency models.
2.	Constant output instead of variable volume systems.
3.	Over-sized fans.
4.	Systems not turned off during off-seasons or turned down at night/weekends.
5.	Heat exchanger inefficiency.
Identify and quantify:
1.	Log power consumption at supply and compare consumption to high efficiency models and compare operational hours to power consumption cycles.

Common wastes:
1.	Inaccurate sensors trigger chiller and furnace/boiler unnecessarily and sometimes trigger simultaneous heating and cooling.
2.	Setbacks manually changed or out of alignment with operating conditions also causing excessive conditioning.
Identify and quantify:
1.	Take temperature and humidity measurements to verify sensor accuracy, and recalibrate as necessary.
2.	Correct setbacks.

Common wastes:
1.	Leaks in the duct work and mistakes in air register installation allow conditioned air to escape before its destination, forcing the system to overproduce in compensation for the loss.
2.	Leaks in the building envelope: poor insulation doors, walls, roofs allows unintended transfer of conditioned or unconditioned air, causing system overwork.
Identify and quantify:
Temperature and air flow
1.	Take airflow, pressure measurements to identify leaks and optimize ventilation.
2.	Thermally scan registers and ductwork to identify leaks.
